Even if you have really big traffic on your site it does not mean that you will get tons of clicks to your ads. You may believe me or not but there are a few ways you may increase clicks to your ads without breaking any ad program rules... Some people just put ads anywhere on their site and are waiting for a huge revenue. But it does not work this way. You need to know what are you doing or you will have to learn it from your own mistakes and loose a lot of time.

I. Optimize you ads.

Some time ago Google have posted on their blog a nice article about optimal ads placement. But you must know that there is no such thing as best place for any ad on any blog! Treat your visitors the way that you want to be treated. If you are too offensive they will close web browser before read any content and of course you will get no clicks to your ads! You have to experiment with multiple ad formats and locations to see what works best with your web site traffic.

There are a few rules you should follow:

1. Make sure that your ads fit subject you write about.

2. Choose a bold color for title of the ad to make it seen by your readers.

3. Remember that too flashy ads are ignored by most users - make them fit your website.

4. Put your ads in places that most readers will stop reading for a while (after some great idea, conclusion). Places they want think or test this what you have written.

5. Choose one of the strategies described below to make your content work for you.


II. Make your content work for you!

There are a few strategies to follow when you are writing content for you blog. Some may sound little funny and some are harder to use but it really works! You may choose other strategy for each of your next three posts and test what makes your visitors clicking most ads.


Strategy No 1 - the hardest one

Make your content so informative and interesting that it would change life of your visitors (or at last give solution to problem they want to resolve). If they love your article so much, most of them will want to say thank you. Some of them will write stupid comments "thanks", "great article", "I love you..." etc. that bring nothing interesting to subject of your post and won't let you earn a buck... But some smarter ones know what the ads are for and would click them for saying: "thanks - great content, you should make living of writing such a great posts!"...


Strategy No 2 - not as hard

Check what interesting people are talking about on social networking websites. Write short interesting articles about it. But don't put to much information in it! Write only some brief most interesting facts and make people say "Hey... what an interesting subject... but I want to know more...". Make sure that your ads fit topics you write about. People will click to find more information. In this strategy you can't put any links to additional resources or people will choose to click it instead of your ads.


Strategy No 3 - probably the easiest one...


Make very interesting titles for your articles. But make content as boring as possible. Make them long and hard to read. Do not format it, do not use lists, paragraphs. Make people scream "Let me out of here!!!". They will want to leave your site as soon as possible. Unfortunately some of them will close web browser with your site and will want to immediately forget about your article but... some of really bored visitors will click anything they see to leave your site and run away, the fare the better. If you will have some luck they would click your ads and you will get your revenue...

5 Tips For Finding Extra Cash Without Working

I recently decided to set down and try to figure out how I have come up with extra cash in the past without having to work extra hours, take on a second job, or partake in any other laborious activity which eluded into my personal time. So I came up with some pretty interesting things and here are five of them:

1. SAVE YOUR CHANGE

Since I was young I have always put all my loose change in a jar and when I thought I had enough, I would go cash it in and buy a toy. Well, I still do that to this day. Yes, banks pay interest and all that good stuff, but there is just something "childlike" about having a piggy bank and that loose change adds up fast. I usually save all my change for one year and then buy something. Last year, I purchased my wife a laptop computer with our spare change. This year, we payed for our vacation theme park tickets in Orlando, FL with our loose change. Of course, we take it to the bank first for them to sort it. Vendors really don't like for you to hand them $900 in quarters.

2. STOP EATING OUT SO MUCH

You know you do. There really isn't much to say other than the fact that high fuel cost is driving up the prices for everything, including dining out. Yes, groceries are going up too, but it is still much less expensive to eat four bologna sandwiches then it is to get that combo at the fast food joint.

3. RECYCLE

I am a firm believer in recycling and you can make some extra cash doing it. Check your bottles, plastic containers, and so forth to see if you live in a state that will actually pay you to recycle them. Also, always recycle your cans. I recently took our cans to the recycling center where they paid me $0.78 per pound and I walked away with a $47.00 check!

4. HAVE A YARD SALE

This is kind of like work, but yard sales can actually be quite fun. Just go around your house and pile up all the stuff you know you don't want. Place an ad in your local paper (many papers let you place yard sale ads for free), and then set up and sell. Remember, don't give your stuff away for pennies. Typically, if your clothes are in good shape, charge 1/3 or 1/4 of what you paid. Don't sell anything for less than a quarter. Your time isn't worth it.

5. BUDGET YOUR MONEY

I really cannot emphasize this enough, but if you spend your money on paper before you actually spend it in real life, then you will know where every dime is going. Sometimes goals are tied to self-improvement. Your goal may be to work up to calling 100 new people a week or to develop new websites and promoting them to build your list for your home business. Whatever it is, know what it is and do not give up on it.

Finally, remember the lifestyle you want to build. Lifestyle does not always have to be about big houses, fancy cars, expensive clothes, or anything like that. Lifestyle from your home business might be as simple as spending the extra time with your family, giving to your favorite charity, or being able to volunteer to help others. Your home business has a lot of possibilities to help you enjoy life outside of the toys that show wealth. Think about the lifestyle you want to develop from your home business and do not give up on it.

Quitting your home business may seem like the thing to do, but it accomplishes nothing. Quitting may keep you from facing rejection but it also removes you from your dreams. Giving up on your goals and lifestyle will also result from quitting. Stick it out, work to better yourself, and your home business will be the vehicle to achieving all of this.

7 ways to get rich by relaxing

Excitement, anxiety and expenses can trap you in cycles of greed and fear. Instead, try breaking out by using a few financial and physiological tricks. It can make the whole process more relaxed -- and more profitable.

1. Commit now to doing something later.
Stake out the companies that interest you, and set a price you consider a bargain. That way, you'll be ready to pounce at the next market downturn.

When the downturn comes, you may be too scared to pounce, like everybody else. But if you're confident now that a company is stable and has good long-term prospects, consider putting in a standing order to buy it at a set price (it's called a limit order). That way your brokerage will automatically buy the stock when it hits your price, without your having to work up the nerve.

2. Save more tomorrow?
Pre-committing is also a good remedy for the tendency to procrastinate. Employees at one midsize manufacturing firm knew they needed to save for retirement -- but not just yet because saving felt like a loss of disposable income.

So behavioral economists Richard Thaler and Shlomo Benartzi devised the Save More Tomorrow plan. It asked the employees merely to commit to a savings increase next time they got a raise. Because it enabled them to do the right thing without ever seeing a drop in their take-home pay, 78% of workers signed on.

Over the course of their next few raises they automatically boosted their savings rates from an average of 3.5% to 13.6% of their salaries. So make the same kind of commitment to yourself, and then stick to it.

3. Invest, then check back in six months.
Face it: You're not going to outsmart the market day in and day out. So stop trying. The daily ups and downs will just agitate you and make you jump in and out of stocks, running up your transaction costs. Pick investments with solid long-term prospects, then forget about them for a while. If you're really worried, you can put in a standing stop-loss order to sell a stock that drops 10% or 15% from your purchase price. (Although maybe you shouldn't buy that stock in the first place.)

4. Think about your portfolio.
Sexy stocks give you that little thrill. But you will be more rational about risks and rewards if you consider any stock in the context of your entire portfolio. That means knowing your objectives and asking whether this is the best stock to get your there.

Sound too dull? OK, keep most of your portfolio in harness to your goals, but set aside a small percentage, say 5%, for play. Starting small is also a good way to avoid getting hammered as you build up experience and risk tolerance with a new type of investment.

5. Try naps and fish oil.
Pay attention to your body. Simple things such as hunger or lack of sleep can make you less rational than you want to be. You know that mid-afternoon slump when you can't focus, and buy and sell are just a blur? One widely touted quick fix is to eat a carbohydrate snack -- popcorn or pretzels, for instance -- to boost serotonin levels and quickly improve mood and mental sharpness. But the same snack might just put you to sleep.

"Taking a short nap is likely to be much, much more effective than trying to manipulate one's alertness through food or caffeine," says Peter J. Rogers, a biological psychologist at the University of Bristol.

Still, changing your diet can have long-term effects. In particular, fish-oil supplements or foods with plenty of omega-3 fatty acids seem to increase vigor and decrease anger, anxiety, fatigue, depression and confusion, the very moods that cause us to make stupid decisions.

6. A mantra for money?
You may think meditation is for Buddhists in monasteries. But it can change your brain to help you handle risk more intelligently. In a University of Wisconsin study, employees of a chemical company learned traditional meditation techniques of sitting quietly, breathing deeply and becoming calm. After eight weeks of daily sessions, MRI tests showed a 10% to 15% shift in brain activity away from areas associated with skittishness and withdrawal. Training for trading?

Can that really make a difference in the marketplace? Former Medtronic CEO Bill George says meditation helps him see what's important and accomplish it with minimal stress. In a single year, he acquired six companies at a cost of $9 billion. And between 1989 and his retirement in 2001, he boosted his company's market cap from $1 billion to $63 billion. If meditation "were a drug," George says, "it would be considered malpractice not to distribute it."

7. You need a friend.
To be a better investor, you should get out and socialize. Being with friends and family releases the so-called trust hormone oxytocin, and that calms down the fear circuitry of the brain. You might not want to make too many "buy" decisions when the oxytocin is flowing. But if you want to come in to work tomorrow and make decisions based on fact rather than fear, try going home tonight and playing with the kids.

Real Estate Investing - Where To Find The Money?

The big question is always how can I buy property when I don't have a down payment?

There is many different answers to this. Owner financing, JV partnerships, conventional mortgage with a VTB, credit cards, options, rent to own.

Owner Financing

This is when you buy a property that the owner will help you finance. You are dealing with owners that are either motivated or flexible. I once bought a property with 100% owner financing. This is rare, but does happen. In most cases you will get a mortgage and the owner will carry a second mortgage, this is called a VTB vendor take back mortgage. Now you pay the bank and the vendor each month, unless other arrangements have been made. For example the owner agrees to accept payments 1-2-4 times per year instead of each month. It is all about writing what you want in the contract and having the vendor agree to the terms. You can also do interest only payments and have a balloon payment at the end of the term. The purpose for you to do this is now you might have a positive cash flow property instead of a negative one. And by the time you have to make the balloon payment you have increased your rents enough to have saved for this.

Joint Venture Partnerships

Called JV's. This is an excellent way to build your portfolio. Simply find a property, make sure it fits the buying criteria you have set out for your personal goals, then find someone to put up the down payment and get the mortgage. Many times people want to get into real estate investing and do not have the time to learn the strategies involved or have the time to find and handle the deals. It is still good for them to just put up the money and credit to invest in a rental property. Compare this to if they invest in stocks. They buy some shares, the market moves 5%, they make 5%. Whatever income streams you decide to implement, make sure they fit with your overall mission. Anytime you develop a new product or service, you should evaluate it against your mission to see if it fits. Sometimes,most entrepreneurs don’t stop to consider this and run off in a direction that feels right without necessarily evaluating it against their mission.

So, as you evaluate your ideas, open your mind a bit to the possibilities. Do try to stick with a theme, but evaluate things against who YOU are, not against what your BUSINESS is today. Your business may change, but who you are at the core – what your mission is – should expand and augment on a central unwavering theme.

Step 4: Keep a Record of All Your Ideas

Keep a log of the ideas you come up with. The timing may be off on some of them. You may not have the resources or connections you need to accomplish them. But that doesn’t mean that they aren’t inspired. Their perfect time may be a year or two from now. So keep a log of all your ideas, you’ll find them resurfacing in the exact moment you need them. If you’ve kept a log, it will be that much easier for you to jog your memory.Select one or two ideas and pick the one that is the most logical next step. Which one would be easiest for you to implement? Which one gets you the most excited? Which one feels the best and is most in line with your mission? Start with that one and move forward a step at a time. If there are things missing that you’ll need, start with what you have and trust that what you need will come to you, as you need it.

How To Make It Big With A Used Book Store

Operating a used book store is a lot like Owning a recycling center - not too glamourous until you take a look at the owner's bank account.

This is an ideal "absentee-Owner" type of business, or a small investment type business for someone to start while holding down a regular, full time job. The type of person "best-suited" to running a successful used book store, is the man or woman who
loves to read, has collected books over the years, and enjoys associating with people of similar interests.

Start-up risks are rated high, with the average time period needed to become firmly established, about 3 years. After that "becoming established" stage however, you should be able to enjoy ownership of a business without extreme market fluctuations, plus an income close to 50,000 per year or more.

Ideally, a used book store will need a market population of at least 50,000 per sons to support it. Try to locate your store in a "high traffic" area, as near as possible to a college or university campus. Something to bear in mind is the shopping habits of the average used book buyer: First, he's a browser. He notices your shop, drops in and begins looking around to see what kind of books you have available. If he spots some thing that really interests him, he'll probably buy then and there. If not, and provided you've made him feel comfortable this first time in your store, he'll be back - dropping in to browse whenever he's in the area.

Shopping Malls are excellent locations for book stores. Locations near other, or "new" book stores are also very good -if the buyer doesn't find what he wants in the "other" book stores, he'll check your store. Grocery store shopping centers are generally poor locations for book stores of any kind.

It's important that there be a lot of casual strollers in your location area, and that you encourage these people to drop in, and browse around.

If you want the entire front of your store to be a show window, take pains to arrange your window display in an uncluttered manner, showing the kinds of books you have... However, a window display is not really necessary... more important is a window for the passers-by to see into your store. At any rate, if you do go with a window display, keep it low - never more than 36-inches high - leaving a lot of room for the people passing by to see into your store, and notice the people browsing through your books. We know of one successful operator who had members of his family, relatives and friends, purposely
"browsing" through his store, just to project that kind of image for the store.

Once you have your store location selected, paint the entire interior in a dark, warm color, such as mahogany. Install a lighter shade of indoor/outdoor carpeting through out. The lighting should be indirect, and somewhat subdue to give your store a warm feeling.

Locate your checkout counter parallel to one of the side walls. You don't want it blocking or guarding the easy entry or exit from your store. You want your customers to feel comfortable just visiting your store. In other words, do everything you can to encourage the browser, because it's been proven time and again that the browsers are the book buyers. Allow the people to come and go generally as they please; to pick up and thumb through the books that interest them: to read them, and "fall in love" with them. These will be your real book buyers.

Your book shelves should run along each side wall, and across the back of the store. Don't build them more than six feet high. Partition these shelves into sections about four feet wide, and at the top of each section, place a sign indicating the general subject matter of the books to be found in that section.

Paper the walls of your store, from the top of your book shelves to the ceiling with posters - colorful and descriptive travel posters, broadway show billboards, concert posters and full color dust jackets from books that are perennially popular.

The next thing is to build or buy half shelves, tables and revolving racks for other or more books. The half shelves - about 4 feet wide by 4 feet high and similar to book cases in your home - should be located at right angles to your wall shelves, and in the rear of your store. The tables should be about 3 feet wide by 4 feet long, and about 30 inches high. These also should be located at right angles to your wall shelves, but closer to the
front of your store. A revolving wire rack, to hold currently popular or specially featured books, and located at the front of your store, will be a special extra merchandising effort that will really pay off in the sales of your books.

In locating your half shelves and tables down the middle of your store, stagger them - one 3 feet from the wall shelves, the next one 6 feet out, then 4 feet and so on. This will allow more people to be "seen" in your store; cut down on the appearance of a formal or military layout, and project a more casual atmosphere for browsing - and this is precisely what you want. This kind of arrangement will cost you some space, but it'll be worth it with increased traffic.

Another merchandising idea that works very well is a couple of revolving wire racks on wheels... These you push outside and position near the entrance to your store. You can feature popular paperbacks, and a few oversize hard cover books with bright,
flashy colors in these racks.

Your store hours should match those of your neighbors... In fact, you could "jump off to a quick start," by opening a half hour earlier than your neighbors. Use this opening half hour to take care of paperwork, and get yourself organized for the day. When the early shoppers see you're open early, they'll begin coming into your store to "browse and kill time" while they wait for the other stores to open.

If you cannot be there to "open the store," then hire part time help. The best arrangement is housewives or college students in 4 hour shifts at the minimum wage.

First off, write out a list of duties you want each clerk to perform while he's on shift. In addition to taking care of sales transactions, you might want him to do some stocking, dusting, cleaning, sorting and pricing... Regardless, you'll have fewer problems and enjoy bigger profits if you formally write these "shift duties" out, and post them as job requirements, and explain them when you interview for hired help.

Look for, and try to hire only book lovers who are personable, outgoing, and have some sort of business aptitude. You then train these people in all phases of your operation, with the thought in mind that they will run the store in your absence, and eventually be your store manager. The best way to find such people is by talking with your customers, observing which might be willing to work for you, and which of them might best fulfill your needs.

You'll need an outside sign for your store - preferably one that hangs at right angles to the flow of traffic in front of your store.

Many successful used book stores utilize hand-carved wooden signs, while others display painted sign with calligraphic lettering. By all means, spend the extra hundred dollars or so to have spotlights installed on your storefront, focusing on your store sign. Backlit plastic signs just don't create the comfortable image necessary for the success of a good used book store.

Newspaper and/or broadcast advertising will be much more expensive than it's worth. Your best bet is to create a comfortable feeling and open invitation for browsers, price your stock fairly, concentrate on personal service, then let word-of-mouth advertising and time do the rest.

Even so, you should run an ad in the yellow pages, Perhaps an ad in the college paper, and from time to time, special sales ads in your local shopping newspapers. Inexpensive flyers inviting people in to exchange books, or to just browse, can be printed at your local quick print shop and handed out or placed under the windshield wipers on the windshields of cars in the larger shopping center parking lots. Advertising, and special sales during holiday periods such as Christmas, Mother's Day and Father's Day are generally quite effective in bringing new customers into your store.

Most used book store entrepreneurs use their own book collections as a start-up inventory base. In addition, talk to as many neighbors, friends and relatives as possible for the donation of books. Then start making the rounds of all the garage sales and flea markets. You should have at least 10,000 books in stock when you open for business - and that's a lot of books. Search for books to sell - those you can buy for $.25 or less - in all the thrift shops, Goodwill stores and Salvation Army outlets. Church bazaars and estate sales can also sometimes provide you with almost "complete" libraries.

You might place a small ad in your newspaper announcing hat you're looking for good used books to buy. Generally, you evaluate a book according to the price you think you can get for it in your store. Then you subtract two thirds of that total, and offer that as your "buying" price. Always separate the books you feel certain you can sell from those you aren't sure about.

It's going to take awhile for you to become proficient as a book buyer, but with practice and some experience, you'll quickly develop the "intuition" you need to realize a profit on every book you buy. Always flip through the pages of each individual book, and be sure of its condition before you quote a price. In many instances you'll also find that out of a box of 25 books, you're only interested in buying 10... The seller will generally be wanting to get rid of his books, now... And for a couple of dollars more than your "bid price" on the 10 books you want, he'll let you have all 25 of them... This is like a wind fall to you because you can always use the "unwanted" books as leader items or extras to generate traffic during two-for-one sales; all books on a certain table for just a nickel each; or your choice of free books for everyone coming in to browse on certain days...

You should carry hardcover as well as paperback books. Pay no more than 25% of the new price for a mint condition used hardcover book, and buy only those you are certain can be sold in your store. Pay no more than 10% of the new price for a mint condition used paperback, and steer clear of the hard-core sexually oriented books.

Visit the libraries and book stores in your area. Observe what the people are interested in reading, and what they're checking out or buying. Stock your store with these kinds of books.

them for fast sales.

Building and maintaining your inventory, while continuing to rapidly turn that inventory over, can be handled in a number of different ways. It's not a good idea for you to exchange two or three of your customer's books for one of yours. There's always a
variance in price, plus you may not want the type of books your customer is offering to trade.

The most feasible plan seems to be to give the customer a "credit chit" for each book you buy from him. Simply have a supply of business cards promoting your store, printed at your quick print shop. On the back of the card, have them print something along these lines:

"The bearer of this card is entitled to _________ cents credit on 50% of the listed purchase price of any book at Ye Olden Book Store. /s/ Your Signature."

Then when someone brings in a couple of books to sell, you pay him in credit chits, marking in the amount and signing your name on the card. An easier way might be to have your signature printed on the cards when you order them - you or a clerk would
simply fill in the credit amount, and emboss the card with a notary-type embosser.

Usually, you allow 20 to 25 cents for mint condition paperbacks, and about one quarter of your selling price for hardbacks. Always make sure the customer under-stands that regardless of how many "credit chits" he has, the credit chits can only pay for half the purchase price. This of course, is to protect your cash-flow problems, and your income of "hard money."

Many used book stores add to their income potential by adding tape cassette lending libraries. These are real money makers with a kind of service that lends out "books on tape," and special learning programs where portions of the rental fee applies to the purchase of the original tape cassette.

In this day and age, everyone seemingly knows how to put together and hold a garage sale. Yet is this is so, why is it that some people are lucky to gross $150 while others consistently make $1,500 or more from their garage sales.

Pick almost any city or town in the country; drive through any middle class neighborhood or residential area on any weekend. You're sure to spot at least a half dozen garage sales. And what's being sold at these garage sales. And what's being sold at these garages sales? The accumulated "junk" that a lot of people no longer use or want taking up space in or around their homes.

Is it hard to hold a profitable garages sale? Not in the least! All it really takes is some of your time, and an awareness of a few merchandising tactics. But to be really profitable, you must know how, and exercise careful planning.

First, let's look at some of the background. Everyone accumulates items that other people are searching for, and are willing to buy. These items range from discarded or outgrown items of clothing to furniture, tools, knick-knacks, pictures and toys.

Start by taking an inventory of all the things you have "just taking up space" around your home. Decide which items you'd be better off getting rid of, and make a list of these things. These are the things you are going to put up for sale. And if you are honest about what you really want and need, the pile will grow if you look over your ousehold a second and third time! Remember that many garages sale offerings are items of merchandise purchased on impulse, ad later found to be not what the buyer wanted. It is the human condition: We discover too late that we don't like or have use for things purchased; we "outgrow" in size or taste articles that once fit, or pleased us. You'll find that many items offered at garages sales are gifts that have been given to the seller, but not really suited to the recipient. In other words, it will be to your benefit, before you stage your first garage sale, to take a week or so to browse through all the garages sales you can find.

The problem is, most people just don't have the time or energy to gather up all the items taking up space around their homes and staging a garage sale to get rid of them. Believe it or not, many people really don't know how to stage a garage sale; and a lot of people feel that putting on a garage sale is just too much bother and work.

This is where you enter the picture. Your enterprise will be an ongoing garage sale of items donated and collected from those people who lack the initiative to put on garages sales of their own. In other words, you can become a "liquidator or people's junk," via super garages sales that you promote.

We've already suggested that you spend a few weeks visiting the garages sales, swap meets and flea markets in your area. Your purpose will be to see what is being offered for sale; what the people in your area are buying, and how the merchandise is being sold. One of the things to notice is how the merchandise is being displayed. You'll also want to cotice how the sellers handle customer browsing, and the prices they charge for the merchandise offered. You'll find most items tagged with a price sticker, but generally the seller is open to either price negotiation or a reasonable offer made by the customer.

Begin your enterprise by cleaning out your own attic, closets, and basement or garage. Talk with your relatives and friends; tell them what you're doing, and ask for donations (or at least consignments) of unwanted items. It's here that you'll get your first experience in negotiating, and you'll usually get enthuastic cooperation. You'll find people explaining that they really don't have a use for a specific item, don't want to keep on sorting it, but for sentimental or other reasons they have just hung on to it.

Once you have a little bit of experience, you'll be able to advertise in the newspaper that you purchase garages sale items, or take them on consignment for a percentage of the final sale price.

It's best that the wife or women of the house handle the garage sale itself - that is, let a woman be the one who greets the potential customers, shows them around, and generally engages them in conversation. If it's a woman staging the garage sale, then arrangements should be made for a second one to "mind the store" while she's out digging up more items for display and sale. And if your are running a really big sale, a second or third person can be very useful in selling, and just generally keeping an eye on things.

The advertising angle is really quite simple, and shouldn't cost you very much, either. Check area newspapers, and select the one that carries the most ads for garage sales. You shouldn't concern yourself too much with competition from other ads. People who go to garage sales either go to all of them they can locate, or else only to those within a 3-to-5 mile radius of their homes.

You should run a small classified ad in the newspaper of your choice for about three days in advance, and up through the day of your sale. Once you're operating on a fulltime, every-day-of-the-week schedule, you'll want to change your ad schedule and the style of your advertising. But in getting started, stay with small classified ads simply announcing the fact that you're holding a garage sage, emphasizing that you've got everything from A to Z - something of interest to everyone. To get ideas on how to write your ad, check your newspapers for a week or two. Cut out all the garage sale ads you can fin. Paste them up onto a piece of paper - then with a bit of critical analysis, you will be able to determine how to write a good ad of your own from identifying the good and bad features of the ads you've collected. Keep in mind that the bigger and better your sale, the bigger and better your "getting started" ads should be. Always remember that in order to increase your profits in any business, you must increase ranther than decrease your advertising. At the bottom line, you'll find that the greatest single reason for a garage sale failing to turn a profit is the lack of promotion and advertising used to publicize it.

You should also have an old-fashioned "sandwich board" type sign to display in front of your house when your garage sale is open for business. The purpose of course, is to call attention to the fact that you are holding a garage sale and are open for business. This will pull in your neighbors, if you haven't already informed them, and attract people driving by. Sandwich boards are also sometimes set out at key traffic intersections not far from the site of the garage sale. These will attract attention, and point the way. However, check your local ordinances to be sure that this sort of advertising is permitted.

Another "sign idea" practiced by a few really sharp operators is the old "Burma Shave" type roadside pointers. Here, you simply make up a few cute sayings (verse or one-liners), write them on pieces of cardboard, tack them onto the power poles at about 200 yard intervals on the thoroughfare leading to your garage sage, and you are sure to creat a lot of traffic for yourself. People are amused by, and drawn people who do something a little different, unusual and creative in promotin a sale of any kind.

To come up with some cute verses, simply visit your public library and check out a book on limericks. Adapt the ones that you feel are most humorous, and start making signs. Again, a word of caution before you get too deeply involved: Be sure to check your local ordinance before you start mailing signs to power poles.

By all means, search out and use all the free bulletin boards in your area. It's better, and usually much more profitable to take the time to make up an attention circular you can post on these bulletin boards, than just to use a scribbled 3 by 5 card announcement.

Pick up some "transfer lettering;" go through your newspapers and old magazines for interesting illustrations, graphics and pictures; then with a little bit of imagination and flamboyancy, make up an 8 1/2 by 11 poster announcement of your sale. When you have it pasted up take it to any quick print shop and have them print up 50 or 100 for you. Your cost for this small print order should be well under ten dollars.

If you make this circular/poster up with versatility and long-time usage in mind, you can use it over and over again simply by pasting on a new date. In case you feel "left-out" when we talk of "pasting-up" things, this simply means pasting a piece of paper onto the overall page you're putting together.

Say you have made up your circular with a date of Wednesday, May 1st, and want to change it to read Thursday, July 16th. Rather than do the entire thing over, simply write out a new date with your transfer letters on a separate sheet of paper, cut this out to fit in the space occupied by the old date, and paste the new date over the old date. The artwork master is now up to date; the printer does the rest. Incidentally, this is precisely what is meant in mail order and other dealership offers where they furnish you with the basic advertising/promotional material and advise you to "paste over" their name/address with your own.

For paste or glue, drop by just about nay stationery store and pick up a tube of "glue stick." This is a small tube of paste, about the size of a tube of lipstick, generally sold for less than one dollar per tube. The tube glue stick works much better than regular glue or paste, and is not as messy as rubber cement.

Your sings have to be effective, but you have to remember to keep them simple. Don't try to cut corners on your signs. Signs announcing and pointing the way to your garage sale should be placed at each intersection within a one mile radius of your sale location. It it takes 50 signs, then make 50 signs. The important thing is to let people knwo that you're holding a garage sale.

Signs can be made simply by cutting and using the sides of cardboard boxes, and writing on them with a heavy felt tip marking pen. Make it easy for your signs to be seen, and for people to read what's on them. About all your really need is great big block letters reading "GARAGE SALE," with the street address, and an arrow pointing in that direction. Don't think for a minute that people are going to stop and read a lot of "stuff" you have written on your sign when they are driving by; you just want them to see your sign and proceed in the direction necessary to reach the location of the sale. They will be moving by your sign too fast to see or read anything else you may have written.

The ads you place, the bulletin board announcement you post, and the signs you put up will bring many people to your garage sale location. A lot of people will drive by slowly and just look, but most will stop to browse around.

Buy you still have to ocntend with the huge number of people who just drive by without stopping. So, let's talk about the "inside secrets" of drawing people into your sale, and the merchandising gimmicks that will result in the maximum number of sales for you.

You must call attention to your sale. Don't be shy, bashful or self-conscious about letting everybody for maile around kow that you are having a garage sale. If you could afford to get the Goodyear Blimp to "hover" over your garage sale, then by all means, you should do it!

Some sharp operators do the next best thing. The rent miniature blimps, send them up above the housetops, and tether them there on their sale days. Of course, this giant balloon or minature blimp has some sort of sign on the side of it, inviting people to your garage sale.

Some people have even gone so far as hooking up battery operated lazy susans and arranging their jewelry on these. Think about it, and then study the methods of display used buy the "rack jobbers" in the stores in your area. These are wire racks that usually hold card packages items. In other words, don't ask for 35¢, 95¢, or $1.98, or any of that sort of pricing. Almost needless to say, you should always mark particular item for $1, set a price of $2 or more on it. It's also a good idea to mark up your asking price from the bottom-line price you are willing to accept. Basically, the price marked on the price tag at most garage sales is taken as the starting price from which the buyer and seller negotiate. Most garage sale promoters price their cheaper items at the bottom line price they will accept, and don't deviate from those $2 and over - they mark up their asking prices by 20 to 40 percent and use that margin for negotiating with the customer.

If you are a little bit shy relative to personal selling, here are a few "inside" secrets that will give you an edge: Always radiate an attitude of friendless, regardless of the circumstances or your first impression of the potential buyer. Always smile and say hello in a voice loud enough to be heard. Speak to everyone stopping or dropping by your sale location. Be helpful, but allow the people to browse on their own until they specifically ask you for help. When you are "keeping an eye on your merchandise," be as unobtrusive as possible; no one likes to feel he is being watched too closely. Whenever a customer appears to have made a selection and asks you what you'll take for it, or what kind of a deal you will make for it, be ready to enter into "friendly negotiations."

Before you open, of course, you will have done your homework and know the value of each item of merchandise you have for sale. Don't ever take a customer's "claimed" value of an item. By the same token, don't listen to a seller, when you're buying items for your sale, when he claims that he's offering you an antique or priceless treasure. Sometimes (rarely enough) you'll be able to pick up fantastic treasures for virtually nothing; so by knowing your merchandise, you'll not let "the flag that Betsy Ross made" slip through your fingers for a song. Be sure to have all possibly really valuable items appraised by authentic dealers. These people are listed in the yellow pages of your telephone directory.

Some of the "extras" that contribute to the success of a garage sale include: Plenty of change, because without proper change, you'll lose a great many sales. A tape measure, because you'll find people often want to know the exact dimensions of something (especially furniture) in order to fit it into a certain space they have in mind. Long extension cord and electrical outlet, because your customers will want to "plug in" and try out the mixers, vacuum cleaners, hand tools, or other electrical appliances.

Back for a moment to drawing in those "cruisers" who aren't quite sure they want to park their cars and come browse: Look for some kind of interesting or unusual item to call attention to your sale. Some of the displays we have seen along these lines include a horse-drawn surrey; a restored Model T; an old farm plow. Anything of an unusual or interesting nature will do the trick for you. One couple we know put up a display using a mannequin dressed in an old-time farm bonnet, long dress and apron. This display depicted a farm woman of old, washing clothes with a scrub board and two steel wash tubs. It's now hard to believe, this display really drew the crowds, and crowds always mean sales!

Go wherever your imagination takes you; you have to be different and distinctive. You'll get lost in the hundreds of garage sales going on all around you if your sales look like the next half dozen.

If you'll take the time to employ a bit of imagination, and set your sales up with the kind of flair we have been talking about, you will not only draw the crowds; you'll be the one reaping the most profits.

Creditors approve credit to those people who most closely match the right profile. They arrive at those conclusions by assigning point values to various items of information that are included either on your credit application or in a credit report.

Credit card companies like scoring systems because as a large volume creditor, they can replace trained credit personnel with a relatively few employees who can quickly total number columns and determine if an applicant's point values add up to the right score.

Scoring, of course, is done for one reason. A creditor just wants to know that the odds are high he will get his money back. Scoring systems are fine for those people who fit right into the right profile, but what about those who don't but could pay off their monthly obligations just as easily and reliably as the next person? If you are one of those people who just doesn't "fit the mold," you'll simply have to make a few adjustments in your application so that you do fit the scoring profile of what a creditor is looking for in a final total.

HOW CREDITORS RATE AN APPLICATION

The first thing you should know is that every system is different. That in itself can work to your advantage. You could be rejected by one company's scoring system and approved by another. One creditor's system will give you many points for a good ancwer, and totally ignore a question that gives a negative answer. Another creditor can simply reverse the process.

Keeping in mind that creditors use different scoring systems, we will list only the most important questions and briefly review how a response can affect your total score. The following categories are listed from the highest to lowest points awarded each response.

RESIDENCE - The longer you have lived in one place the better. Stability is
given high points.

HOME OWNERSHIP - The best possible housing situation is to own your own
home, even if itt is mortgaged. The worst is: renting an unfurnished apartment,
living with parents, living in a trailer or motel.

FHA ASSUMABLE HOME LOANS

President Bush signed legislation making credit checks for home mortgages mandatory after December 1989. Prior to that date however, all loans are fully assumable without a mandatory credit check. There are four important factors that will allow you to purchase a home without a credit check and with a minimal down payment:

1) As a home buyer, your application can be pre-approved and your loan without a credit check provided: a) The original VA loan was granted March 1988, or b) The original FHA loan was granted prior to December
2) If the original home buyer made a small down payment on the sale price which was used primarily for closing costs and consequently did not buy any equity at that time.
3) If most of the payments made by the original owner were applied to interest during the first 4-5 years and very little went towards the principal. In that event, very little equity would result from making payments. Or, if there was any equity it would probably have been reduced by depreciation or other home market conditions.
4) The last factor would be low- or no-equity conditions that resulted from low inflation and other economic conditions that can decrease the value of property.

UNDERSTANDING WHAT EQUITY MEANS
AS A BUYING FACTOR

In order to understand the buying significance of equity you must understand what it means. Equity is the difference between what real estate sells for (market value), and the payoff amount of the loan to a lender on that property. In other words, if you own a home with a market value or $100,000, but you owe the bank $99,000, your eequity is $1,000. In tens of thousands of cases, VA and FHA homes can be purchased with little or no down payment because no equity has been built up.

1) You can bypass the normal scoring methods that are used by impressing the person processing your application that you are sincerek reliable, stable, and have the ability to make monthly payments on a loan or credit card account.
2) You can tailor your answers to the application's questions and in that manner fit into the right scoring mold of what a good credit risk is, according to the formula they are using.

That doesn't mean you should lie on your application. It simply means you should be aware that being compatible with certian sterotypes will work in your favor. Remember, a creditor can still verify the information you list in an application. Still, many people will twist the truth to put themselves in a favorable position. For example:

1) Some applicants will list their parent's, a friend's, or a relative's address as their own residence and indicate they have lived there for years, knowing it probably won't be checked.
2) Provided an applicant has a friend or employer who will go along with them, they can list a position and salary they don't really receive. Then when the creditor calls to verify employment the friend will support what the applicant has claimed to be true.
3) Another way applicants instantly increase their salary is to set up their own corporation. After issuing themselves private stock with an inflated value, they list the stock as part of their salary.

MORE HOT TIPS ON HOW YOU CAN
STACK THE ODDS IN YOUR FAVOR!

1) If you don't have a telephone get one installed. The alternative is to make an arrangement with the telephone company and a friend or relative, to have your name listed with their phone.
2) If you have more than one job, list the one that provides you with the greatest income.
3) Add up your income from all sources and place the total in your gross income listing. Be prepared to submit a supplement to your application if they want to verify your income with your employer.

4) Many banks will have a list of "good" and "bad" reasons for borrowing money. Unless you are applying for a secured loan, you don't have to spend the money for the reason specified. "Good" reasons include home improvement, education, loan to establish credit, medical treatment for you or your family, and secured loans for a home, car, boat, and other properties.
"Bad" reasons include loans that create another obligation such as that created when you borrow money for a down payment and then have two payments to make; money to pay aa fine or penaltly; money to consolidate debts, unless you are doing it to get lower interest rates; an unnecessary luxury item; money to finance politics; and money that you will loan to someone else. Use a little common sense in determining what type of loan a creditor may consider bad.

5) Banks use dependent figures to determine what your living costs are. If you have more than two dependents you should indicate how they earn their own way or are self-supporting.

6) If you don't own your own home, counteract this by showing how stable you are. For example, even though you have only rented in a new location for a relatively short time, you lived at your last residence for many years. You
moved to improve yourself in some way.

7) Even job changes can be counteracted if each change increased your salary and improved your position.

8) Don't ever let a creditor guess as to whether or not you can afford the extra obligation you are asking for. Make it obvious by the amount of your income. If you have more income sources than just your salary, include those amounts.

ALWAYS BE PERSISTENT AND NEVER GIVE UP!

If you complete an application and are still rejected, the very first thing you should do is be persistent and never give up. There are many reasons why a person may be turned down for credit, but whatever the reason, you have a legal right to ask a creditor what their reason was.

By knowing what some of the main reasons are for denying credit you can put yourself in a position whereby you can make necessary adjustments and avoid negative effects in advance. If you are turned down, you can then of course concentrate on those points when you reapply.

When you are dealing with creditors you will know who is the cooperative sort, and who is not. If an unsecured loan does not appear imminent, turn the conversation to a secured loan. Then all you do is deposit an amount into savings account to serve as collateral for the amount of credit you want to secure. In some cases the creditor may take personal property as security. If you go to one creditor and it's clear he has no imagination to deal, go to another who is willing.

CONSIDER ASKING SOMEONE YOU KNOW TO CO-SIGN

A co-signer is soneone who generall has better credit than the person he is co-signing for. He is also the person a creditor will go after first in the event you do not pay off you debt. Why? Because the know that co-signers don't want their credit ratings ruined and will quickly settle the obligation.

If you are trying to establish or rebuild credit, co-signers can help you achieve that goal. Naturally you wouldn't need a co-signer every time you apply for credit. After paying off one obligation with a co-signer, it should be much easier to acquire more credit on your own.

Co-signers are usually friends or relatives. When you find someone willing to help they should be offered some compensation agreeable to both of you. Your application for credit will be approved primarily on the strength of your co-signer's credit.

HOW TO GET A VISA OR MASTERCARD

The tips and techniques described in this report are meant to increase the odds for anyone who is absolutely certain they cannot get a Visa/Mastercard through normal channels. You should make every attempt to clean up your credit report by removing negative items and replacing them with positive items. If you have no credit at all, open an account at a local department store. After a few months apply for your bank card. If you are rejected, find out why and correct the problem. If that doesn't work, cultivate a relationship with your banker. Open other accounts that are easier to obtain. Increase your income. Buy a home. Make yourself a better credit risk on your credit report. Ask a friend or relative to co-sign. After paying off that debt, reapply on your own. Or, the fastest and easiest way to open a Visa or Mastercard account in your own name, is through a secured account.

SECURED CREDIT CARDS

Secured Visa and Mastercard bank cards are issued by savings and loan associations throughout the U.S. The lender will ask you to open a savings account. The funds placed into the savings account are frozen as long as there is an outstanding balance on the credit card. The savings account acts as security against non-payment of charges made against the credit card. Then, in the event a cardholder doesn't pay, funds from the frozen account can be used to pay off the debt. This method completely reduces any risk to the lender.

Requirements are often lowered by lending institutions that have this program. So if you couldn't obtain a card through your regular bank, chances are you will receive one through a secured credit card program without a credit check.

How To Collect Debts Other People Owe You

How many "bad debt accounts" do you have? How many of these do you expect to ever finally collect? Actually, the reason most "bad debts" are never collected is because the holder of the bad debt eventually forgets about them because of the collection effort, or else simply writes them off as another income tax loss.

So, if you'd like to collect some of those bad debts you've got stashed away in a special file at the back of your file drawer, the first thing you should do is set up a regular routine for dealing with these customers and follow through on a collection plan. You should definitely investigate each new customer's credit rating before you advance him any credit. Tell him of your credit terms verbally, and print them on your bills, and also state the customers are liable for reasonable collection fees. If you make it a practice to bill your customer promptly, you'll find that your customers are more apt to pay promptly. On the other hand, if you run your business in a slipshod manner, you'll find your customers slipshod in their dealings with you.

Should a customer fall behind in his payments, you should start with a mild past-due letter to remind him, perhaps alluding that he may have forgotten the due date of his payment. With this letter, you should definitely include a duplicate invoice stamped, past due.

Then about two weeks later, send a second letter, this one more strongly worded than the first, but at the same time in a dignified and courteous tone. The important thing here is to leave him an opening to voice a legitimate complaint if he has one, but at the same time demanding some sort of communication from him about this matter.

Should you still not receive payment or any word from your debtor, send still another letter - your third - in which you apply a bit more pressure and appeal to his sense of fair play. Mention his credit rating and let him know that if he doesn't pay, you'll be forced to turn his account over to a collection agency - however, never make threats you don't intend to carry out.

Finally, two weeks after you've sent out your third letter and you still haven't heard from him, automatically turn his account over to a collection agency.

No one likes to be on a collection agency's list, and once your customer find out that you will indeed, turn their accounts over to an outside agency for collection, they'll quickly accept the fact that you're running a "tight ship", and not try to use you for a soft touch.

Be consistent in your collection procedures, and don't allow special favors. Set up a regular routine for collecting from past due accounts, and then stick with that procedure. Something else worth mentioning is the fact that unless you have supporting evidence to show that you have attempted to collect you bad debts, the IRS will disallow you to write them off as a business loss.

Some of the things to keep in mind... Your collection letters should contain the date, name/address of the debtor, a description of the merchandise involved or the services rendered, and the amount due. It's also a very good idea to include a self-addressed reply envelope in order to make it easy for him to mail his check. Something else to consider is the use of imprinted envelopes with the phrase - Address Correction Requested - so the post office will provide you with a forwarding address in case he has moved.

In almost all cases, you should address your letter to a specific person, not to either the purchasing department or the company in general. In other words, it should be your endeavor to try to continue your relationship with the person who signed authorization for the purchase in the first place. Your letters should be firm but reasonable, and should leave the debtor an opportunity to set up a schedule of payments or an honorable way out of his financial problems.

Telephone calls work very well in that they usually catch the "slow payer" off guard, and can result in his promising to pay by or on a certain date. The thing is though, before you start calling on bad debts, be sure that you're thoroughly familiar with his account, and that you have his file in front of you when you make your call.

You or one of your agents might make a personal visit to see him and discuss the reasons why he hasn't paid, but if he doesn't want to talk to you and orders you off his property, you must not argue or attempt to reason with him. The only thing you can do in such a situation is to leave without further words.

When you do visit the debtor and he offers a partial payment, by all means accept it. Start by demanding the whole amount, but be ready to accept whatever he offers, and work out some sort of payment schedule from there. If you can't collect the money, try bartering - in other words, trade the price of your bill for something he has that you can either use, sell or trade. Only as a last resort should you attempt to take back the merchandise you sold him.

One other thing, if you claims to have mailed you a check more than a few days ago - long enough for the check to have reached you - demand that he stop payment on it and issue a new check. Above all else, keep cool and don't argue or become threatening towards him.

To get results, collection letters should be distinctive. Some companies use a special letterhead printed in red ink which attracts the eye better than any other color and gets maximum attention. At the same time, a great many of the collection agencies say that smaller than standard sized paper, plus the use of paper that feels and looks expensive, always gets getter results.

Never use humor in a collection letter. If you do, your recipient won't take your collection efforts seriously. Maintain a sense of urgency, but don't imply that you're angry - serious, yes - but angry, no. The psychology behind the tone of your collection letters is simply that the recipients tend to duplicate it.

You should send out your letters over planned intervals - about once every 10 days or two weeks. This will work in your favor because when several creditors are on a debtor's heels, he generally responds the fastest to whoever is the most insistent.

Be sure you don't ever defame a debtor in writing. To do so will give him a chance to "hang you" for libel. To always make sure you're within your legal rights when trying to collect a bad debt, keep these rules in mind!

Address yourself only to the person responsible for the bill that's owed.

Send your collection letters in sealed envelopes to ensure that other people don't see them.

When phoning him or her, don't discuss the nature of the call with anyone else. Don't attack him or her personally, even is what you say about them is true.

It's okay to disclose the next step in your collection efforts - you're going to turn his account over to a collection agency, or to take him to court - but don't describe what will happen to him if he doesn't pay.

And finally, always make it as easy as possible for a bad debtor to pay up.
